These Terms & Conditions ("Terms") govern your access to and use of the DoonRooms website and mobile application (together, the "Platform"), operated from Dehradun, Uttarakhand, India. By creating an account, browsing listings, or otherwise using the Platform, you ("User", "you") agree to be bound by these Terms and our Privacy Policy. If you do not agree, please do not use the Platform.
1. Eligibility
You must be at least 18 years old and capable of entering into a legally binding contract under the Indian Contract Act, 1872 to use the Platform. By using the Platform, you represent that you meet this requirement.
2. Nature of the Platform
DoonRooms is an online intermediary, as defined under Section 2(1)(w) of the Information Technology Act, 2000, that allows property owners/landlords to list rooms, PGs, hostels, and flats for rent, and allows prospective tenants to discover and contact them directly. DoonRooms is not a real estate agent, broker, property manager, or a party to any rental agreement, and is not registered or required to be registered as a real estate agent under the Real Estate (Regulation and Development) Act, 2016, since the Platform does not facilitate the sale or purchase of immovable property. Any tenancy, leave-and-licence, rent, or deposit arrangement is a private contract strictly between the tenant and the property owner; DoonRooms is not responsible for, and does not guarantee, the terms, performance, or outcome of that arrangement.
3. User Accounts
You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. You must provide accurate information when registering and keep it up to date. You may request deletion of your account at any time from within the app.
4. Listings and Content Accuracy
If you list a property, you confirm that you own the property or are authorised by the owner to list it, and that the information, photographs, rent, and availability you provide are accurate and current. DoonRooms reviews new and edited listings and may reject, unpublish, or remove any listing that is incomplete, misleading, fraudulent, duplicated, or otherwise violates these Terms, at its sole discretion and without prior notice.
5. No Brokerage or Listing Fee
As of the date of these Terms, DoonRooms does not charge tenants or landlords any fee for listing a property or for using the Platform to find one. This is a feature of our current business model and not a contractual guarantee; DoonRooms may introduce paid features or plans in the future, with reasonable notice to Users. Regardless of DoonRooms' own fees, Users remain responsible for any brokerage, agency, or commission arrangement they independently enter into with a third party outside the Platform.
6. User Conduct
You agree not to, and not to attempt to:
(a) post false, misleading, defamatory, obscene, or unlawful content; (b) harass, threaten, impersonate, or abuse another User in chat or elsewhere on the Platform; (c) circumvent, disable, or interfere with the security or proper functioning of the Platform; (d) use the Platform for spamming, phishing, or any unlawful or fraudulent purpose; or (e) scrape, copy, or republish Platform data without written permission. Accounts found in violation may be suspended or terminated, and DoonRooms may report unlawful conduct to the appropriate law enforcement or regulatory authorities.
7. Communications
The in-app chat, call, and WhatsApp features are provided to help Users communicate about a listing. DoonRooms does not monitor the content of private conversations except where necessary to investigate a reported violation of these Terms, comply with a lawful request from a government or law-enforcement authority, or ensure Platform safety and security.
8. Intellectual Property and Content Licence
The DoonRooms name, logo, and Platform design are the property of DoonRooms and may not be used without permission. By uploading photographs, descriptions, or other content, you confirm you own the rights to it or have permission to share it, and you grant DoonRooms a non-exclusive, royalty-free, worldwide licence to host, display, and distribute that content solely for operating and promoting the Platform and the relevant listing.
9. Disclaimer of Warranties
The Platform and all listings are provided "as is" and "as available", without warranty of any kind, express or implied. DoonRooms does not verify, and does not guarantee, the identity of Users, the accuracy of listings, the habitability or legal status of a property, or the conduct of any User. Always inspect a property in person, verify ownership documents, and exercise independent judgement before making any payment or signing any agreement.
10. Limitation of Liability
To the maximum extent permitted by applicable law, DoonRooms, its founders, employees, and affiliates will not be liable for any direct, indirect, incidental, special, or consequential loss or damage arising out of or in connection with your use of the Platform, any transaction or dealing between Users, or any content posted by a User. Nothing in these Terms limits liability that cannot be excluded under Indian law.
11. Indemnification
You agree to indemnify and hold DoonRooms harmless from any claim, loss, liability, or expense (including reasonable legal fees) arising from your use of the Platform, your content, your violation of these Terms, or your violation of any law or third-party right.
12. Suspension and Termination
DoonRooms may suspend or terminate your access to the Platform, with or without notice, if you violate these Terms, provide false information, or engage in conduct DoonRooms reasonably believes is harmful to other Users or the Platform. You may stop using the Platform and delete your account at any time.
13. Grievance Officer
In accordance with the Information Technology Act, 2000 and the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, the contact details of the Grievance Officer are provided below. Complaints will be acknowledged within 24 hours and resolved within 15 days of receipt, or such other period as may be prescribed by applicable law.

14. Governing Law and Jurisdiction
These Terms are governed by the laws of India. Subject to applicable law, the courts at Dehradun, Uttarakhand shall have exclusive jurisdiction over any dispute arising out of or relating to these Terms or your use of the Platform.
15. Changes to These Terms
DoonRooms may update these Terms from time to time to reflect changes in the law or the Platform. The updated Terms will be posted on this page with a revised "Last updated" date, and continued use of the Platform after such changes constitutes acceptance of the updated Terms.
